Residents are invited to take part in the environmental authorisation process for the proposed Khoisan Baai Development in De Kelders (portion 2, Langbosch, of the farm Strandfontein no 712), located to the west of the R43 between Gansbaai and Stanford.
Lornay Environmental Consulting, acting on behalf of the property owner, has released the Pre-Application Draft Scoping Report in accordance with the National Environmental Management Act (NEMA) and Environmental Impact Assessment (EIA) Regulations. Interested and Affected Parties are encouraged to register and submit their comments during the official public participation period, which runs from 9 April to 23 May 2025.
The proposed development includes:
- 118 Residential Zone 1 erven (each 623m²)
- Two group housing nodes with 175 erven (each 410m²)
- Two town housing nodes with 179 erven (each 314m²)
- One Local Business Zone erf (5 783m²)
- One Community Zone erf for institutional use (2 417m²)
- Public and private open spaces
- Public and private road infrastructure
While the municipal land use approval for the Khoisan Baai Development remains valid and is not open to further public participation, the environmental authorisation previously granted has lapsed and is now subject to a new public participation process. Lornay Environmental Consulting has been appointed by the property owner to manage this process and obtain fresh environmental authorisation from the provincial Department of Environmental Affairs and Development Planning.
The original land use application was submitted by Plan Active Town and Regional Planners and underwent an extensive public participation process in June and July 2012, including registered notices, public advertisements in the Gansbaai Courant, the Government Gazette, and on the municipal website. The Mayoral Committee approved the development on 26 August 2015, and no appeals were received at the time.
